Property development requires comprehensive knowledge and experience in various fields. For this reason, the developer is not able to act alone, must build a team of specialists that will help him/her to operate on the real estate market.

Cooperation with us

Below, I’m presenting our work system to meet your doubts. Cooperation with us consists of several stages, which are briefly analysed below:

  1. MINI INTERVIEW

    First of all, we conduct a mini-interview with you, in which based on your expectations and analysis of the group of potential clients, we set the strategy, style, atmosphere, and climate of the graphics.

  2. "WHITECARDS", in other words, white render

    We set cameras and send a few suggestions for a particular shot. We suggest, which in our opinion is the best choice. These illustrations have the form of fast white render (without materials), which are the basis for the client's approval of the view. This is a very important stage because after making the decision about the shots, the cameras are not changed later.

  3. FIRST OVERVIEW

    We create a visualization, which in our opinion is the best presentation of your project based on previous arrangements. The visualization at this stage is fully finished, materials are applied, light and atmosphere are chosen. Rendering high-resolution images is a long-term process, which is why visualizations at this stage are sent in a resolution of 2000 pixels (longer side).

    This is the most important stage when it comes to feedback. The list of comments should be done very precisely. All comments should appear here regarding the light, atmosphere, architecture, furniture layout, decorations or plant types.

  4. SECOND OVERVIEW

    The task of this stage is to correct previous comments, to ensure that all of your expectations have been met. Of course, there may be minor additional comments, if for some reason they have not been noticed before. This is the last moment for attention before rendering the image in full resolution.

  5. FINAL IMAGE

    We sent the visualization in full resolution - it is typically 5000 pixels (longer side) in jpg and tiff format. It is a classic size that is enough to print, f.ex. brochures, catalogs, or billboards.

    It is possible to increase the size of the final visualization, but it must be marked at the very beginning.

How long is the process?

The duration of the visualization depends on many factors - our accessibility, design complexity, communication and the time of receiving comments. However, the average time to complete one visualization from the moment you accept the view to the first review is 2-3 business days.

Look at the violet fields that present the time needed to organize the feedback. As you can see, it can significantly affect the entire process. Imagine that you spend one day compiling a list of comments, in the whole process it gives you 3 days. Now let's look at the alternative scenario: you dedicate 3 days to make and send the feedback, which in total gives you 9 days. Such an apparently small change extends the whole process even up to a week! As you can see in this simple example, your cooperation can significantly speed up the finalisation of the project.

Each new task should start with a good preparation because, as Henry Ford said, it is the secret to success. If you are wondering what to do so that we can show your project in the best light, you are in the right place. Below you will find some tips which will make our cooperation more efficient.

Before you contact us, answer a few questions:

  • Who do you want to hit with your project? What is your target group? Who is your potential customer?

  • What story do you want to convey?

  • What atmosphere suits your place best?

  • What mood do you want to enter your recipient in when she/he looks at your project?

  • Do you want to emphasize any element?

Answers to these questions are a great base for us to start a conversation, they also give us an indication of how to work.

The next step is selecting the right files, we need to create your dream image. In order to make our collaboration as effective as possible, at the beginning try to collect as much of the necessary information/data as possible:

  • 3d model (3ds, fbx, skp)

  • Drawings 2d (plans, sections, landscape drawings)

  • Location (address, photos of the surroundings)

  • Materials and furniture schedule

  • References 

  • Special notes / requirements
